How we build this report

Every home on this site gets the same report, built the same way, from public data. Here is exactly what goes into it.

The verdict and the buyer score

The one-line verdict and the score out of 100 come from a fixed set of checks against public registers: flood mapping from the OPW, the Building Energy Rating, planning records, broadband coverage and the property's own size and price. Each check that finds something costs points according to how much it would cost you to put right or how much risk it carries. Checks we could not run cost nothing but cap the score, so a thin report can never read as a clean bill of health.

The price estimate

We take recent sold prices from the Property Price Register, adjust each to today's money with the CSO Residential Property Price Index, and weight them by how close and how recent they are. We blend that with a model trained on about 5,000 sales where we know the floor area, bedrooms, BER, type and area, and we correct for the condition read. The estimate is the blend; the range is where 80% of homes like this actually sold. Tested on sales the model had never seen, half land within 8% of the sale price and four in five within 20%. Where there are too few comparable sales to stand over a range, we say so and show none.

The asking price is placed against that range with one rule: below the range, within it (and whether at the low or top end), or above it. Every mention of price on the page uses that same placement.

The condition read

An automated read of the exterior from Street View and satellite imagery, and of the interior where we can see it. It describes what is visible and grades the interior on a three-step scale. It cannot see damp, wiring, plumbing or structure. A pre-purchase survey by a chartered building surveyor can, and every report says so.

The area

Flood risk from the OPW. Broadband from the National Broadband Plan map. Affluence from the Pobal Deprivation Index at small-area level. Schools, GPs, pharmacies and walkability from official registers, at 15-minute-walk radius in Dublin. Recorded crime from the CSO by Garda division. Radon from the EPA's county designations. Where a source could not be checked for an address, the card says so rather than showing a zero.
